Members Present: Al Rosen, Dora Alicia McIntosh, Herta Calvo, Dr. Martha Alvarez, Liz Walton
Items Discussed:
· Dr. Alvarez reported on the financial status of the Association. There is over $23,000.00 in the bank. We have received about $6,000.00 this month. Dr. Alvarez believes that with careful management we will finish the year without a deficit.
· Dr. Alvarez reported that that during the month two of our security guards were sick — David and Edgar, but they are back working now. With replacements we have been able to maintain our regular security coverage.
· Dr. Alvarez reported that CESPT continues to repair the sewer pump building at South Playa St. We continue to monitor the pump at 200 Bahia to make certain it is not discharging untreated sewage at intermittent times as has been reported.
· Two abandoned vehicles which had been ticketed by authorities were removed from the community.
· Dr. Alvarez reported that we have no special maintenance projects. Our workers are performing basic maintenance. There are minor street repairs occurring. One homeowner in the south section (Calle Punta) is directly contracting with our street-repair workers to have the street adjacent to his home repaired.
· The committee reviewed the nomination form for the upcoming January election. Al created this document. It will be translated and distributed at the November general homeowners meeting.
· The committee discussed expanding the election committee to include at least two other persons. Several persons were recommended and will be contacted.
· Dr. Alvarez reported that drains throughout the community have been cleaned so they will handle rain storms which are being predicted for this winter.
· Liz reported on status of testing of ocean water. A graduate student at UCLA (daughter of a homeowner) has obtained a grant which will enable testing. Herta reported that a group consisting of Mexican and US technicians test the ocean water in the SADM area each week. Herta and Martha said they will try to contact this group to determine if we can obtain information about their work.
· The committee discussed individuals who come into the community on Monday mornings to collect metal put out by residents in their garbage. Several members reported the collectors often leave a mess after searching through garbage. Martha reported that when she receives reports of this activity she sends our security to remove these collectors.
Actions:
· Minutes for the September 10 meeting were reviewed and accepted.
· After discussion about the current, donated computer regularly crashing, the committee decided to purchase a new computer for the Association. Herta and Martha agreed to research the purchase of a reasonably priced and quality computer. Liz made a motion authorizing up to $1,000.00 for the purchase of a computer. Herta seconded. The committee unanimously approved.
