February, 12, 2009: MEETING MINUTES OF SAN ANTONIO DEL MAR
HOMEOWNERS COMMITTEE

Members Present: Al Rosen, Javier Gonzales, Craig Schaefer, Liz Walton, Herta Calvo & Dr. Martha Alvarez.
Items Discussed:
· The next Community meeting will be February 14th at 10am. The rain date will be March 14th at 10am.
· We discussed changing Community Meetings to one every four months. We will call a special meeting if needed.
· We discussed changing committee meetings to meet once a month on the second Thursday of the month at 4pm. If needed the Committee President and the Administrator will call additional committee meetings.
· Financially we are doing OK due to reduced community expenses (hiring our own guards) and the current strong dollar exchange. We remain vigilant with expenditures.
· In the future we would like to meet with the Real Estate agents who sell in SADM and encourage them to support SADM and encourage all new owners to participate in the Homeowners Association.
· We discussed a vehicle that was offered to the board for the guards patrol in exchange for four years homeowners dues. After discussion we decided we will continue to seek something at a lower cost.
· The guards continue to use Dr. Alvarez’s vehicle for security patrols and maintenance requirements. We have been using Dr. Alvarez’s vehicle now since August 2008. Financial compensation needs to be settled.
· Al is still working on PayPal as an alternative way for homeowners to pay their dues on line.
· There is ongoing concern for the Tornado Street repair and the sewer run off into the ocean from the water treatment plant.
· We will ask the community if there is interest in a community garden.
· We will ask for a volunteer to lead, design and implement a disaster preparedness plan for SADM.
· At the General Meeting Al Rosen will go over the goals we set for 2008 and how we did. How we are doing financially. Current amount of community financial participation compared to last year.
· We will have two beach clean-up days in 2009. One on March 21st and one in September. Exact date TDB.
· The parks are looking good and in bloom. The streets are clean.
· We feel the guards are doing a good job. They are consistent in attendance and getting to know the residents.
· There have been six house break-ins at vacant unoccupied, homes. Usually early in the morning. Break-in’s occur thru glass or windows out of sight or thru unlocked doors. Little has been taken, usually spare change.
Actions:
· Herta made the motion, Liz seconded, vote was unanimous to change Community Meetings from every three months to every four months. Three times a year.
· Liz made a motion and Herta seconded, vote was unanimous for the board to meet once a month going forward.
· As proposed and accepted at the January meeting the means for election for new board members. The board will consist of eight members and the Administrator. Four members will serve two year terms. Four members will serve three year terms. All board members need to be dues-paying residents.
· Petitions will be available for signing at the Community Meeting to petition authorities for sewer, road/street, and electrical repairs.
